We provide licensed structural and electrical recertification inspections required for Broward and Miami-Dade Counties.

The new state law created additional requirements for recertification inspections of condominiums and cooperatives.

All buildings that underwent 40 Years Recertification will continue the cycle of milestone recertification inspections every 10 Years as was previously established.

Costal buildings that were built between 1983 and 1997 and are located within 3 miles of the coastline must have recertification inspection every 25 years and by December 31, 2024, and every 10 Years thereafter.

All other buildings built after 1993 and are 3 stories or taller must have their recertification inspection done when building reaches 30 years and every 10 Years thereafter.

Owners will receive a Notice from the Code of Broward County to complete the requires Recertification and will have 90 days to submit it to the city form the date of notice.

What is a 10 25 30 Year milestone Building Recertification Inspection?

A milestone inspection is a detailed check of a building’s structure, including its main walls and support elements, carried out by a licensed architect or engineer. The goal is to ensure the building is safe and structurally sound. This inspection also helps identify any maintenance, repairs, or replacements needed for the building’s structural parts.

What types of buildings will require milestone recertification inspections and how often?

Condominiums and cooperatives must carry out milestone inspections for buildings that are at least 3 stories high by December 31 of the year they turn 30, and then every 10 years after that. For buildings within three miles of the coastline, the first inspection is required by December 31 of the year they turn 25, with subsequent inspections every 10 years. The building’s age is based on the date the certificate of occupancy was issued. If a building’s certificate of occupancy was issued on or before July 1, 1992, the first milestone inspection must be completed by December 31, 2024.

What is included in Milestone Inspection and what is the process?

This second phase can be limited or extensive, focusing on areas with structural issues to ensure the building’s safety and integrity. The goal is to thoroughly assess and repair the damaged sections. The phase two inspection might involve some destructive testing, but the inspector will prioritize areas that are less disruptive and easier to repair.

Do I need to put my Building to Today’s Building Code?

The safety inspection IS NOT intended to ensure compliance with today’s Florida Building Code. Instead, it focuses on identifying any significant structural deterioration or distress that negatively impacts the building’s overall structural condition or integrity.

What happens once the inspection is completed?

Once a phase one or two milestone inspection is finished, the architect or engineer provides a sealed copy of the inspection report to the condominium association, along with a summary of significant findings and recommendations. A copy of the report is also sent to the local building authority. The report must include all legally required information. The condominium association must then distribute the summary to each unit owner and display a copy in a prominent location on the property. If the association has a website, it must post both the complete report and the summary online.

As buildings age, particularly near the coast, structural elements can deteriorate due to salt penetration, causing rebar oxidation and compromising the building’s integrity. Regular inspections identify issues early, preventing severe structural failures and saving building owners from costly future repairs.
